Coordinated Design with As-builts, Owner, Landlord, Merchandising, Visual ,Operations, Vendors, Architecture, and Construction Team. Verified that design are within the guidelines of company standards, landlord tenant criteria, municipality and planning codes. Created design solutions for architectural Store interiors, and Storefronts. Developed space planning based upon Merchandising input. Designed Prototypes for floor display modules. Some of these capacities included project documentation, design development and construction Documentation, field verification of as-built conditions, client and consultant communication on redevelopment of two existing tilt up buildings. From 2010 to 2011 (1 year) Project Designer @ Design Development and Construction Administration on Mall expansions of four Centers, Franklin Park ,Capital Promenade, Capital Mall Theater Expansion, and Santa Anita Mall Expansion. Working in the Design Department under direction of talented architects, designers and planners. Coordinated with developers, contractors, fabricators, vendors ,tenants ,estimators, in effort to create the Ultimate Retail Shopping Experience. Through place making we were continously challenged to create a space that enhanced the customer experience, benefited leasing for tenants, enhance visibility for sales, incorporating Anchor stores, and adhering to City Municipalities through Entitlement. Westfield encouraged creativity but it had to be Cost Effective for its manifest. Detailing, required hand sketch's and 3d Computer Models in effort to keep up with Value Engineering efforts. From July 2003 to March 2010 (6 years 9 months) Project Manager/Job Captain @ Project Manager/JobCaptain for Soka University of America Student Housing. Working Under the direction supervision of Summit Architects. In a Joint Venture with HHPA Lead a small team in the preparation of construction documents for permit on. 2 buildings were 4 stories, 2 buildings 5 stories. The challenge here was that design development, construction documentation and construction all needed to be completed within fast track schedule of a 18 months, this required working in HHPA office (Design Architects) to translate the design to our construction documents smoothly. responsibilities included. Generating a Cartoon for distribution of work load. Supervision of 4 person staff, Coordinated weekly Submittals to Mechanical, Electrical Structural consultants.During construction document the process we discovered that by minimizing dimensions to only the Structural Drawing could minimize errors and increase constructability time, so we employed it. In Construction I was on Site from ground up to closely coordinating construction with Swinerton Builders "A" Team. I was responsible for reviewing and approving all vendor and fabricator submittals. It was an honor to witness the rise of Soka University and be part of a long list of Summit Executive Architects, HHPA , Swinertons Project Management Team that made it all Happen From December 1998 to June 2003 (4 years 7 months)
