With an initial budget of £250million my target was to acquire 900 units in Greater London by 2015 and then let&manage them directly. The fund has an initial 10year business plan targeting an ungeared IRR of 7.6% and a gross yield target in excess of 5.5%. This initial acquisition target and budget commitment was met within 18months. It was a balanced portfolio with a mix of tenanted and new build in a broad spread of locations. At the year end audit, these units saw an increase in value of 13.8% (18.4% annualised). Concurrently to acquiring the stock, I built the management team to deliver the property and block management duties with a team of 6 in post when I left. Additional responsibilities included internal reporting to the executive and non-executive boards. At the time I left, we had outperformed the business plan on all KPI’s.
