Regular site visits and progress reports with fund control measures are also provided to ensure successful completion.
Also involved with various aspects of our development team, primarily working with the Planning Department, Fire Department and San Francisco Public Utilities Commission. From September 2015 to Present (2 months) San Francisco Bay AreaProject Manager @ Focus on loan portfolio or project specific loan reviews as a pre-audit, and provide management a comfort level of their current portfolio. Offering consulting services to financial institutions in order to safeguard financial investments, to facilitate the completion of real estate development projects and to expand the lender’s market share as a professional agent for the lender. This includes work on new projects, renovations, completion of problem projects as well as court-appointed receivership work. Providing pre-construction budget reviews, property condition assessments, onsite monthly funding inspections and fund disbursement controls throughout the west coast. From October 2011 to Present (4 years 1 month) Intern @ Evaluated the core concepts and funding procedures behind real estate loans, and the protocols associated with the disbursements of the funds. Designed and utilized spreadsheet templates for evaluating commercial, residential & multi-use property inspections to aid in creating management reports. These reports would vary but often included: draw request disbursement approval (or cut back), completion status, project updates, schedule projections, change orders, contingency use, materials on site, City inspection sign-offs and lien waivers. From June 2010 to December 2010 (7 months) Research Intern @ Analyzed the real estate industry across California, in order to find new opportunities in emerging distressed markets. The preeminent focus was utilizing price acquisition models, primarily by examining how various fluctuating elements affect the bidding price. While locating the most risk-averse investments in the distressed real estate market, I was responsible for critically examining proforma cash flows in potential multi-family investments.
