The Lucent Strategic Land Fund (LSLF) is an Open Ended SICAV-SIF domiciled in Luxembourg and regulated by the CSSF. The Fund was launched in September 2010 with the objective of providing capital gains in excess of 12%pa through targeted land acquisition in high growth areas of England. The Fund acquires land assets which have already been identified for residential development within a Local Plan but have not yet been granted outline planning consent.
As an established land site assembly specialist Lucent Advisors have the necessary experience and expertise ‘in-house’ to bring land forward for residential development. Sites are sold on to national housebuilders at the point at which outline planning consent is achieved. The Fund does not get involved in any development risk.
LSLF does not use gearing/leveraging for asset acquisition which greatly reduces the risk profile typically associated with Real Estate investments.
LSLF reached its 4th anniversary in September 2014 delivering over +80% to investors in that time. In 2014 the Fund delivered +9.88%. The prospects for 2015 and beyond are overwhelmingly positive given given the improving financial health of national house builders and the raft of government initiatives to boost housebuilding: not least the extension of the governments 'Help to Buy' scheme. The Governments clearly stated dual objective of increasing UK housing stock, and using the housebuilding sector to kick start domestic led economic growth, can only be met if first the increasing demand for land with planning consent is met: exactly what the Fund delivers.
Further to this positive backdrop the fund is in the process of making further acquisitions and these will have a very positive impact on the NAV throughout 2015 as they are navigated through the planning process.
